Which Seattle neighbourhoods and surrounding cities do you cover?

In Seattle we cover the Rainier Valley end to end — Hillman City, Columbia City, Rainier Beach and Seward Park — then out across Beacon Hill, Mount Baker and Georgetown, over the Duwamish to West Seattle, and north through Capitol Hill, the Central District, Ballard and the neighbourhoods around the Ship Canal.

South of the city we work through Tukwila, Renton, Burien, SeaTac, Kent and Des Moines, and east across the lake to Bellevue, Mercer Island, Newcastle, Kirkland and Redmond. Shoreline, Lake Forest Park, Kenmore and Bothell are inside the map as well.

If your address is not on the list, call and describe where you are. Most of the time we can still help, and if a job genuinely falls outside the ground we cover we will say so straight away rather than leaving you waiting for a call back.

Does travelling to my property cost more?

Travel inside our standard coverage area is already accounted for in the quote you approve before any work begins, so the figure you are given on the phone is the figure you pay when the job is finished. There is no separate mileage line added to a repair inside Seattle or the neighbouring cities listed on this page. For addresses at the outer edge of the map we confirm the details when you book so nothing is a surprise on the day. If you are unsure whether your address counts as inside the area, give it to us when you call and we will confirm before a technician is scheduled.

How quickly can you respond to an emergency in Seattle?

The phone is answered around the clock, every day of the year, including public holidays. Emergency calls are dispatched in the order they arrive, and a door that is stuck open, hanging off its track or holding a vehicle is treated as a priority over routine maintenance work. When you call, tell us what happened, whether the door is sitting open or closed, and whether anyone or anything is trapped behind it. We will give you a realistic arrival window rather than a number we cannot keep, and we will talk you through making the door safe in the meantime. That usually means disconnecting the opener and leaving the door in the closed position until a technician reaches you. Two things genuinely change how fast we can reach you in this region: the time of day, because the I-5 and I-405 corridors run slow through the working day, and where you are relative to the water. A West Seattle address can be a longer run than the mileage suggests when the bridge is heavy.

Plenty of Seattle homes reach their garage through a rear alley rather than a driveway, and plenty of apartment and condominium buildings share one garage across many units, so a tight approach and shared space are normal here rather than unusual. Loading zones, service entrances, key fobs, gate codes and building notification requirements all change how a visit has to be run, so it helps enormously if you tell us about them when you book. Where needed we confirm the building's rules with your management office, protect the work area and avoid blocking other residents. If your association wants a certificate of insurance or advance notice for vendors, ask at booking and we will send what is required before the technician arrives.

What should I do about parking and vehicle access while you work?

On a private driveway we simply need the space in front of the door left clear so the door can travel through its full cycle and the technician can reach the tracks and springs safely. If you park on the street, check the posted rules and keep the approach to your garage unobstructed for the length of the visit. In a shared or underground garage, moving your vehicle out of the bay before we arrive is the single most helpful thing you can do. If the door is stuck closed and the car cannot be moved, tell us when you call so the technician can plan around it. Spring, cable and off-track repairs can frequently be completed from the outside face of the door without entering the garage at all. One local note: after a run of wet weather, clear any standing water, moss or leaf litter from the apron in front of the door if you can. It is not required, but a wet, slippery approach slows the job for everyone.
